How to prepare vacant properties for the winter months!

With the weather turning colder and freezing temperatures fast approaching, it is now time for property owners and sellers to prepare their properties for the colder months…

To avoid unexpected repairs and costs, home owners and landlords should consider how to maintain their property during the winter months, especially if the property is vacant. So we’ve put together a few obvious, but simple suggestions to help sellers protect their properties over the next few months –

1) Keep Your Heating on Minimum
We highly recommend keeping your heating on a minimum temperature (approx. 12-14°) to avoid any freezing conditions.

2) Drain Your System
If your property is vacant and you do not expect to return during the winter months or throughout the sale, you may wish to drain the pipes of water entirely. Draining your pipes can significantly reduce the chance of them freezing and bursting.

3) Insulate Pipework
Insulate pipes in unheated areas to also prevent freezing and reduce condensation.

4) Increase Ventilation
Ensure air flow is circulating through the house to stop the build-up of moisture and control condensation. Open trickle vents, leave internal doors open, open windows and doors when you visit the property and use extractor fans where available.

5) Bleed Your Radiators
Bleeding your radiators helps release trapped air in your system allowing heat to flow more consistently and efficiently.

6) Service Your Boiler
Ensuring your boiler is fully serviced improves heating efficiency, meets warranty policies and is a yearly legal requirement for landlords.

7) Insulate Outdoor Taps
Shut off water to outdoor taps and drain hoses. Use insulated covers on outdoor taps to stop pipe freezing and splitting the pipe.

8) House Insurance
Always ensure you have relevant house insurance and cover for your vacant property, to cover costs should anything unexpected happen!
